Rezoning and Variances

In a perfect world, building a home would be as simple as taking a set of our construction-ready blueprints to your local City Hall and securing a building permit – but we don’t live in a perfect world. Sometimes there are a few extra steps to getting the space you want with the bylaws in place in your municipality.

A house design is a two dimensional representation of what a property could look like, if the world was flat and even and all the lots were rectangles. Here in the Okanagan we deal with a variety of challenging landscapes, from rolling farmland to steep clay banks on everything from large holdings to tiny city lots.

Our undulating terrain is crisscrossed by creeks, underground springs and environmentally sensitive areas. Bylaws establish guidelines for overall growth but they don’t always address the individual needs of homeowners who are working with less than ideal conditions due to the shape of their lot or other site constraints. Whatever your needs may be our team can help you develop a realistic plan for the variances you require. We will also represent your interests to whichever agency has jurisdiction over your property.
